MONTHLY RENTAL TERMS & CONDITIONS &dagger
- MAKING A RESERVATION:
- A damage deposit, in Canadian funds, is required to hold a reservation:
- for Two Bedroom Unit:
- for Three Bedroom Unit:
- Utilities are handled by MurJud Enterprises.
- You have 7 days to provide the damage deposit or you will lose your reservation:
- Hand deliver cash or cheque,
- Mail a cheque
Please make cheque payable to "Murray Reid".
- Direct deposit to CIBC account of:

- Email transfer to CIBC account (same details as above).

Sorry, we do not handle credit cards, or PayPal at this time.
- Reservations are based on a first-paid damage deposit basis
- Damage deposit is refundable if reservation is canceled at least 3 weeks
(21 days) prior to occupancy date; otherwise it is forfeit
- TAKING POSSESSION:
- To obtain the keys to the unit and the associated mailbox:
- Payment in full for the first month is required
- Reading and signing a "Residential Tenancy Agreement" form, as developed by the
Alberta Residential Rental Association (copyright 2004). The form will be provided by
MURJUD ENTERPRISES. The form provides details around:
- signatory parties and address;
- term of occupancy, rental charges & penalties, responsibilility for utilities payments;
- care of premises, damage, insurance, subletting, pets, use
- rules & regulations:
- responsibility
- keys and locks, lock outs, boots & rubbers
- moving, heavy objects
- refrigerator, laundry, running water
- windows, balcony & decks, electrical appliances, doors, wiring, fasteners
- noise and disturbance
- parking, car repairs, car washing, signs, soliciting
- garbage, cleaning
- children
- lease breaking terms
- Read the Condominium Bylaws, as excerpted and available in the unit (and on this web site)
- Possession is at noon, on the first of the month, unless otherwise arranged
FOR A FURNISHED TENANCY:
- You will be provided with an itemized list of the furnishing provided at the time of occupancy.
It is your responsibility to ensure they (or equivalent) are present at time of leaving.
- If you run out of propane, you will be responsible for refilling the tank
[The key to the BBQ lock will be provided, if one is required.]
- Damage to the provided furnishings, beyond normal wear and tear, is to be repaired by the tenant, or in the case of extensive damage, the item is to be replaced by the tenant.
Notification to MURJUD ENTERPRISES is expected in these situations.
Failure to repair or replace will result in corresponding deductions from the Damage Deposit, or legal action to recover such costs.
- Furnishings are to be kept in a clean state; dishes and bedding washed as required, upholstery cleaned periodically or as required.
- At end of the lease, MURJUD ENTERPRISES will inspect the premises and verify that all provided
furnishings are still present. The tenant will be expected to sign off on any discrepancies and arrange to make compensation.
WHILE RESIDENT:
- Lock all doors (and secure ground-floor windows) when nobody is on site; treat the unit as if it was your own home
- Report any damage promptly
- We welcome suggestions for improvements
- If you run out of propane, you will be responsible for refilling the tank

- If there are problems or questions please call us at one of the numbers listed on the CONTACT US page
- Adhere to the Condominium Bylaws, as excerpted and available in the unit (and on this web site). Failure to do so could result in summary eviction.
LEAVING:
- Please remove all of your personal possessions, foodstuffs, and perishables.
- Please leave the unit in as good a shape and as clean as you found it.
- You must vacate the premises by noon of the last day of the month.
- You will be responsible for all bills incurred to the end of the month even if you should physically vacate prior to that date
- Return key as instructed; failure to do so will result in a deduction from the damage deposit to cover rekeying of locks and obtaining new keys
- Damage in excess of normal wear & tear will be deducted from the damage deposit; beyond that may be subject to legal redress unless a mutually agreeable arangement can be reached
- Damage deposit is returned by postal service, posted not later than 14 days after return of the keys.
The except to this is when there is damage or bills, as per preceding points, in which case you will be notified
of the situation, and the resultant charges to be deducted from the Damage deposit, and when the remainder may be expected.
